My friend is buying a piece of realestate (multiplex) with tenants with one year leases. He wants to move in immediatly. Can he cancel old leases and kick them out or what because he will be the new owner of the property?

No, he cannot automatically change any existing leases. How would you feel if it were you. When you buy a property you also buy any existing leases and they must be honored to the fullest extent.pp

I recently came into some money and want to invest in realestate. I’ve heard about buying homes from the goverment that people have not paid thier taxes on and and now are up for a tax lien sale. How do I get a list of these homes?

Is it better to go with a seasoned Realestate person who may have muti listings or a new person who is HUNGRY for the sale?

I would try a newer agent that doesn’t have a lot of listings. They will spend more time on your listing than a "seasoned" realtor would. Why list with someone that has 100 listings when you can list with someone that has five? It just makes sense!

I have helped to buy and sell more than 100 bank owned properties in GA, and I have never encountered a bank that would offer any type of disclosure. The simple reason for this is, a disclosure statement relays first-hand knowledge of the property’s condition, and a bank has no first-hand knowledge. Your best bet when making an offer is to ensure you have a clause in your contract allowing you the right to inspect the home and re-negotiate or terminate based on the findings. Always get an inspection, even if there is a disclosure, but especially if there isn’t.
