okay what people think about this realestate courses you buy on t.v?

Do people really become successful in assuming other peoples home loan. How powerful are the contract in these real estate kits? What about wholesaling? I want to obtain properties, but I really don’t want to do things the traditonal way. What do you all think?

Yes some of the tricks that they advertise are not updated to fit nowadays market. Such as an assumable mortgage or taking over an HUD. But as far as the total knowledge of the subject …think of it as taking a home course in a subject. There is a lot of material to read and go through. You must be willing to study it and then apply it to the market that you are in. They make it sound as if you buy the book ..then it jumps up and starts making you money. As we all know, nothing worth having has ever come easy.

    The real estate ‘courses’ you see on TV are, for the most part, a total scam. They lead you to believe that certain transactions are possible and commonplace, when they are not in reality. (Assuming other home loans is one such example. RARE is the current home loan which is legally assumable).

    Save your money for your first investment on your own.

    No, nor are you licensed to sell through the tv courses. Most of these are illegal scams and can land you in court or jail.
    In my state you have to have a valid RE license to sell more than 3 properties in a 5 year time period. Either contact your local Real Estate board and get a list of the appropriate classes offered by the Realtor’s Association, or contact a Realtor with whom you feel comfortable doing a lot of business. These are legal issues, and while you might not want to be "traditional" there are just some things you can’t do differently without going to jail (or at least paying some extraordinarily heavy fines).
