<br />You can always ask, but I have NEVER seen or heard of the price of a rental property dropping just due to a potential tenant&#8217;s request that it is over his/her budget.</p>
<p>If they are having trouble renting the property (and you realistically have another acceptable option if they refuse to lower the rent), then you might have more leverage. But you also might want to ask yourself WHY they are having trouble renting the property. Perhaps there is something other than the price that makes it undesirable to other potential tenants?</p>

Am going to arrange to inspect but not sure what i should and shouldnt ask, how do i know they are decent people as the granny flat is attached to the house. Any tips please! Its for me and my daughter so i want to make sure its safe.<br />
<br />Make sure you get a receipt for every payment you make and keep it.<br />
Legally if you pay a bond the landlord must submit it to the State Rental Bond board which is usually part of the Dept of Fair Trading in your State.</p>
<p>Not that it really matters though,as long as you get a receipt for any payments you make to him.</p>
<p>Obviously check to see if the place is clean,check to see what sort of people the owners are,is there beer cans lying around etc.<br />
Do they look ok,does the surroundings look ok.<br />
Do they have pets that could disturb you,big dogs etc.</p>
<p>Is there enough privacy for you and your daughter ?<br />
Look at where the windows are,is there curtains,where are the windows facing?</p>
<p>If you have a car,where can you park it?</p>
<p>Ask if there is a bond ?<br />
How about rent,how many weeks in advance ?<br />
Do they want you to sign a lease,then in that case your bond must be submitted to the State rental board.<br />
How long notice do you have to give to move out ?<br />
Is the electrcity a separate bill ?<br />
Is there any other expenses or just the rent ?<br />
Where is the laundry ?<br />
What about clothes line?<br />
Now,if you pay a bond,usually 4 weeks rent,then you should note and get the owner to sign it,ANY damage ,such as stains on carpets,etc.<br />
Having said all that,its far better you go with a polite friendly attitude rather than be distrustful of them,because they are probaly sussing you out more and more worried who they are going to get living behind there house.</p>

<br />Did you get an appraisal and a building inspection?  If you did, they would have easily discovered it.</p>
<p>If you didn&#8217;t, then that&#8217;s your fault.</p>
<p>Contracts don&#8217;t require that type of disclosure if the house was moved from another location. </p>
<p>Technically, it WAS stick built&#8230;just not where it is now.</p>

<br />Buyers always want to negotiate down. So, if a seller lists his home higher than those around it and/or higher than what he actually really wants, he can afford to negotiate down and still get the amount of profit from the sale that he desires.</p>
<p>Also, in this market there are so many sellers that are having to short-sale their homes. They owe more than what the home is worth (and what others around them are worth), so they price high, hoping they can eke out every penny they can so that the gap when they sell is as small as possible.</p>
<p>Then there are foreclosures. Banks price foreclosures low, in order to get them to sell quickly, and there are tons of them now. The low price of a foreclosure can make a house next door that&#8217;s actually priced appropriately look as though it&#8217;s priced high.</p>
<p>Some sellers can afford to price their homes high and wait for them to sell, while others are desperate to get out and will take whatever they can get &#8211; whether it&#8217;s a fair price or not.</p>
<p>And also, it has a lot to do with how much the seller really knows about real estate. A seller that doesn&#8217;t know anything is likely to take the advice of the realtor. The realtor is also going to suggest the highest price possible in order to get a bigger commission.</p>

I was wondering if anyone here can tell me how they started getting clients and how they became confident in talking with clients. I know one of the ways to get clients is to prospect, but which ways can you prospect. Thanks.<br />
<br />Business cards: Do you think you can &quot;cut corners&quot; and make a good impression with those thin, flat, lifeless, computer-generated cards?</p>
<p>PLEASE DO yourself a HUGE favor: Invest your time to sit down and properly design your business cards. If you aren&#8217;t sure, please go to a professional printer or graphic arts store and ask for help and guidance. Those folks should amaze you with ideas and concepts. In the long run, good, professionally printed business cards with raised lettering and features, go a long way to show others you care &#8211; about yourself, about your business and about your clients. </p>
<p>When you leave, your contacts and clients have two things:<br />
1] Good, bad or indifferent &#8211; the impression you left.<br />
2] Your business card. </p>
<p>Don&#8217;t you think it makes good sense to invest your money in a good, quality business card? Have your cards professionally printed. </p>
<p>Find an investment group &#8211; or two &#8211; or more with professional real estate investors. JOIN it/them &amp;&amp;&amp;&amp;&amp;&amp;&amp;&amp;&amp;&amp;&amp;&amp;&amp; BE ACTIVE!!!! Get on committees, get to be known as a &quot;can do&quot; type of person. You should have fun [and Yes, some aggravation, too]. You should make some friends and begin building your client base. You should get leads! AND look how much time, money and aggravation you&#8217;ll save! LOTS!</p>
<p>Here are my suggestions to being successful on the job as well as being a successful person:<br />
1] Having and keeping a positive mental attitude.<br />
2] Integrity &#8211; being honest with one’s self as well as with and to all others. NO kickbacks or stealing.<br />
    This, above all else: “To thine own self, be true! And it must follow, as the night the day, Thou canst not then be false to any man.” William Shakespeare<br />
3]  Having an open mind.<br />
4] The ability to learn from others AND teaching still others.<br />
5] Having the ability to make decisions and/or decide AND STICKING with that decision. If and when someone asks “why?” a certain procedure was done a certain way, you must be able to fully explain your<br />
reasoning behind that decision.<br />
6] The ability to properly communicate: following directions and the orders others may give.<br />
7] Cleanliness. Period.<br />
8] Knowing what to do and how to do it.<br />
9] Being part of the overall team. NO job is too small. When it means picking-up that mop [or cleaning the bathrooms and/or other menial tasks] to lend a hand, it happens &#8211; without complaining.<br />
   That absolutely horrible, miserable and selfish expression, “That‘s not my job.” DOES NOT exist.<br />
9a] On occasion, staying over to help the folks following OR coming in earlier AND going to work to help the overall operation. AND THEN there‘s that expression:<br />
&quot;There is no &quot;I&quot; in &quot;TEAM&quot;.<br />
10] Doing the job at-hand to the best of your ability. When there are questions, asking the questions.<br />
    There’s no such thing as a stupid question. The ONLY stupid question is the question NOT asked.<br />
11] Having a sense of humor.<br />
12] Being kind and courteous to others.<br />
As a footnote:  AND STILL keep his/her wits about you &#8211;  without “throwing”/having temper tantrums.</p>
<p>As a matter of fact: Isn’t it true any, many or all of the above can be divided into sub-categories? </p>
<p>As the saying goes, &quot;Build a better mousetrap and the world will beat a path to your door.&quot;</p>
<p>What the saying doesn&#8217;t tell anyone or even mention is: YOU MUST get out there and let &quot;the world&quot; know about that better mousetrap!</p>
