Does a realestate purchaser have recourse to a property developer not fulfilling project?

It depends.

If the developer has gone BK. Good luck.

If the developer is still in business, but has changed the plans that the county/gvpt has agreed to, then yes. However, it will be a long road.

Google "clarksburg, MD". This is a project of thousands of homes outside of Washington DC. The developer changed plans in mid development and the homeowners sued them. It cost a lot of money.
This is a good case study.

I am yet to meet one who cares.
I Rent and buy, depending on work.
I am very upset every time I have to deal with one.
Is it a qualification to be to apply?
Do they have to make sure every customer knows that they are below society?
One even treated me like dirt, when I asked for them to manage one of my rental properties.

Real-estate Agents are a dime a dozen, anyone can be one, yet they all display "Qualities that they are above everyone Else"

What’s your excuse?
Finally after years of brainwashing, they are gods gift, earning $150K??
Is that it?
Majority are from broken households, and did not have professional parents. Does the suit, make them feel so much worth, it’s uncontrollable??

I’m not a real estate agent – here is my guess:-

Some probably didn’t quite treat you well because they themselves were not paid well for managing rental properties. You know, the usual overworked underpaid. There’s only so much a staff member can handle. Nothing much you can do about this.

Some who still treated you bad when you buying – it’s probably because you didn’t buy a million or two million dollar worth of property. I bought a very cheap property in the past. And yes the agent treated me like I was some stinky rubbish…… (not quite sure how to describe it but you know what I mean). Cheap property = low commission. *shrug* what can you do?

I think it’s not limited to Real Estate agents – I think it’s all sales persons to a certain degree. RE agents also not to all RE agents. You serve people who bring you the most money…

Is there a realestate insurance that the policy cover’s move then just one property on it?

Yes, of course. A commercial property policy can list hundreds of locations on it.

That "one property per policy" bit is for amateurs, who only own one or two rentals, and own them in their personal name.

Which way does a house face when it’s advertised as a lakefront or oceanfront property?

Does the front door or yard to the house face to the lake or ocean if its called lakefront or oceanfront, or is this just a stupid play on words that we found useful for some unknown reason in realestate?

Back when most of your visitors arrived by water then houses front door would face the water. Now most of our visitors arrive by street so our houses front door normally face the street.

I have seen houses that had front doors face both those ways and also one that faced an air strip.

But when we say Ocean front or water front we are talking about the property bounded in part by a body of water of some sort that is important. You would not normally say creek front or ditch front. But you might say river front.

judgement is to retired wealthy couple who homesteaded property, will win judgement but will it matter?

fraud case in realestate purchase leaving us 100,000 in debt lawsuit strong but they are retired and wealthy and homesteaded property and probably have their assets in a trust. what can we do when we win our judgement?

u listed it backwards; Judgment is against……….
they have their assets in……

go to court and ask for an ASSET hearing.

IN many cases, a trust cannot be used to avoid a judgment.
try to penetrate the protection of it.

I have 95+ acres, maybe more. Its prime real estate property that is great for developers or investors. Right off interstate I-59 in alabama. Its worth seeing!! I think you would be a fool not to use an agent and get it on the MLS.

Developers are not going to be looking anywhere you can advertise yourself, they will be using an agent of their own and traditional methods.

down trend not likely. it may stay in present level or in the upward movement

the present recession pushed everything to lowest end

considering the fuel price at below $50 and indexes of various stock markets which are also at record low in the recent years, every thing will tend increase only in the year ahead.
